It changes the buyer pool and therefore the marketing, though not the fee. An age-restricted section draws a narrower but often more decisive set of buyers, and the listing has to state the restriction, the amenity access that comes with Medley specifically, and the documentation a buyer's lender will want. Pricing is the bigger difference: your comps are other Medley sales, not the all-ages sections of Mirada, and treating the community as one market is how homes end up sitting.

Mirada and Epperson both have lagoons — how do you price my home against the other community?

You price against it directly, because buyers genuinely cross-shop the two. Both are Metro Development Group communities with lagoons and gigabit internet, and a buyer who likes the concept will tour both in the same weekend. Your broker looks at current asking prices and recent closings in both, plus the builders' standing inventory in each, and positions your home on the differences that actually matter to that buyer — lagoon size, section, commute, age of the home, and what is already installed.

Can I sell while Lennar and the other builders are still selling new homes in Mirada?

Yes, and this is the central pricing question in any actively-building community. Builders hold their base price and move incentives instead, so the target your home has to beat shifts month to month. Your resale advantages are real and specific: immediate availability, finished landscaping, and the window treatments, fencing, appliances and lot premium already paid for. The listing states them, and the price reflects what the model center is offering this month.

How do the CDD and HOA assessments affect selling my Mirada home?

The lagoon and the community amenities are funded through those assessments, so they are larger here than a buyer moving from an older neighborhood may expect. That makes disclosure a selling tool rather than a liability: your broker pulls the current HOA dues and the CDD line from the tax bill, presents both as clear numbers in the listing, and orders the estoppel early.
